[LISTEN] Rights of the landlord vs rights of the tenant

The landlord can access a property at any time in the event of an emergency. Besides this, can your landlord access your rental house in your absence?

Pippa Hudson and Consumer journalist Wendy Knowler talk to Marlon Shevelew and Associates property attorney Marlon Shevelew on the rights of the tenants and landlords.

He says landlords always have to respect the right to privacy of their tenants.

Just because a landlord owns property doesn't give him unbridled rights to simply enter into the property. There is right of privacy.

If they do that, it is trespassing and it is subject to a criminal sanction. You can call the police on the landlord.

If you (landlord) want to have access you have a right to inspect the property, show a potential purchaser but if the tenant doesn't allow you access you just can't get access.
